Handy hints for finding the perfect property for you:

  • Confirm a date for moving.
  • Start looking for a property 4-5 weeks before this date, no earlier as landlords will only hold properties for this period before the tenant moves in.
  • Define your choices:
    1. Where do you want to live?
    2. Furnished or unfurnished property?
    3. Do you need parking?
    4. How many bedrooms?
    5. What price?
  • Make sure you have enough money to cover the first months rent plus the deposit and administration fee!
  • Find a property!!

  1. Making an appointment to view one of our properties is easy; either phone, email or register your details and query and an agent will get back to you. We offer viewings Monday to Friday 10am til 8pm or Saturday 11am till 5pm . We will even offer Sunday viewings and early morning viewings for special circumstances.

  2. When renting a Solihull Lettings property all you pay is the first months rent, a deposit; this equals a months rent. For some of the more expensive properties a 6 week deposit will be required, and an administration fee. The administration fee is a one off payment of £130.00 and covers credit checks, administration, inventories, reference checks and contract check in and out. No matter how many properties you rent through Re: Location Lettings, you only pay the administration fee once.

  3. You can still rent one of our properties if you are a student. All we require is a guarantor and a letter from your college or university confirming your place of study.

  4. The minimum lease available is 6 months and the maximum is 12 months. After this time you can give us 1 month's written notice from the rent payment date to vacate the property. The landlord cannot ask you to leave within this period, however once the minimum lease term has finished, he can give you written notice to leave.

  5. Once the property is vacant, it can take 3 to 6 days to check the relevant references. Once these have been completed and all the first months monies received and cleared you will be able to move in. We will hold the property for 7 days as soon as we receive the administration fee and we will hold the property for 4 weeks, with one month's rent as a holding deposit.

  6. All deposits are held and protected under a government protection scheme. Solihull Lettings adheres to the rules as outlined by the before mentioned scheme.

  7. Your deposit will be returned when all bills have been settled and the condition of the property is classed as adequate.

  8. All of our properties are certified to the highest standards and we insist that all appliances have engineer approval and that certificates are up to date.

  9. If the property is under our management, serious problems i.e no hot water/electricity, flood or gas leak will be dealt with within 24 hours. Less serious problems will be seen to within 48 hours. Please note that there can be exceptions with less serious repairs that exceed £150. In this instance we require instruction from the landlord.
